The Cantomar Ocean Club and residences are being constructed on a fully entitled “deeded” and irreplaceable oceanfront location. Fee simple ownership is the same in Costa Rica as in the U.S. Foreign buyers of titled real estate in Costa Rica have the same rights as Costa Rican nationals.

The Guanacaste region, known as the Gold Coast, has an average coastal area temperature of 82°F. Temperatures are consistent all year long, with slightly lower temperatures and almost no rain during the dry season (December through April). Steady trade winds make the warmer summer months pleasurable. Rainy season goes from May to November, which means a few showers for a couple of hours mostly during the afternoon. Year-round, the evenings bring cooler temperatures and a refreshing breeze.
Spanish is the primary language, though English is widely spoken throughout the country.

The club amenities are owned and or managed by the Sellers affiliated management company. Due to the importance of providing a high-level of service and care for owners, Sellers affiliated management company will manage all aspects of the Club service and required maintenance pursuant to the terms of a management agreement with the Cantomar Ocean Club
All exterior maintenance of the common space and individual homes will be provided by Seller’s property management company. Maintenance of common areas will be included within the HOA annual assessments. A menu of additional services including cleaning, chef service, security, etc. and maintenance services for Member’s houses and landscaping will be provided to members upon request.
Cantomar is a fully approved, master planned neighborhood and construction is scheduled to commence early 2024.
Yes. As a benefit to home ownership in Cantomar, rental of homes within Cantomar is allowed. Renters must be; i). A Member; or ii). Sponsored by a Designated Member; or iii). Actively working with a licensed real estate agent and considering the purchase of a Cantomar property; or iv). A Sponsored guest of the Club. All renters must be approved by the Rental Management Company and the Club. Renters shall have the right to the full use and enjoyment of the Club facilities and will be given a temporary membership number during their stay.
Yes, all Condominium documents will be provided upon execution of the PSA.
Yes, all Club documents will be provided upon execution of the Lot Purchase and Sale Agreement.
The closest airport is Daniel Oduber Quirós International Airport (LIR) in Liberia, Costa Rica. Multiple carriers provide non-stop flights (some subject to seasonal schedules) from these major cities: Los Angeles (LAX), San Francisco (SFO), Miami (MIA), Atlanta (ATL), Houston (IAH, HOU), Hobby International Houston (HOBBY), Dallas (DFW), Boston (BOS), Denver (DEN), Chicago (ORD), New York (JFK, LGA), Newark (EWR).
Residence owners and guests can also fly into San Jose International Airport – Juan Santamaría (SJO) with shuttle service available at a nominal fee or take a short 45-minute flight into LIR.
Convenience items such as a pharmacy, medical clinic and groceries are a short 3-minute drive to Flamingo. Restaurants abound from local cafes to fine dining.
Marina Flamingo is only a few minutes away. This state-of-the-art new marina has slips available and arrangements can be made for a private tour. The Marina includes shopping, dining, medical clinic, pharmacy and private fishing charters.

Beginning at an appraised value formula, not including the land value at a
depreciating scale over time, it is based from 0.25% per year.
Homeowners insurance with umbrella coverage is available by numerous
carriers representing Costa Rica property.
Local currency is the Costa Rican “Colon,” which is freely traded. Exchange rates have been stable the last few years, with little devaluation against the U.S. dollar. The U.S. dollar and all major credit cards are widely accepted as well.
You can purchase in an individual’s name, corporation, or other corporation, trust or foundation.
Closing costs in Costa Rica are approximately 3.3 percent of the property’s purchase price, which includes: Land Transfer (1.5 percent of purchase price), National Registry Stamps (0.8 percent of purchase price), and Notary and Attorney’s fees (approximately 1 percent of purchase price). Plus, applicable VAT.
Cantomar Guest Services handles the following services on homeowner’s behalf: water, electricity, telephone, cable tv, internet services, property tax and luxury tax.
